Greetings!

We are approaching the end of this year and is the right time to wish you all the best for Christmas and the best wishes for the new year. For this year what we coulod say besides: WHAT A YEAR! What ups and downs!

I know that you are interested about what is happening in Greece. Well, is a bit complicated subject to analyse, but there are some things that we need to point out:
  • Public's reaction against the death of Alexis Grigoropoulos was mostly peaceful and with a clear motivation: Such a thing should not happen ever again! I found this post quite interesting: Greece
  • The long violence was definitely not a result of the students demonstrators. Students do not have the knowledge and the organization to demonstrate in long run against the police.
  • Athens and Greece in generally is a safe place. People were not demonstrating against everyone. The public was demonstrating against the financial crisis, against the corrupted power and human rights.
I will not bother you more with these.

Properties in Greece

I read with great interest the following post by Independent: Greek Paradise

First of all, I would like to make clear that I agree with the most of the concerns stated in the article. Indeed, due to un-controlled properties development in Greece for many years now, makes very possible the paradise of Cyclades Islands to be destroyed. Off course, following the recent globe financial crisis, the situation now is slightly different. But the problem remains and actually is a complicated problem. Difficult to suggest any particular solution, but we could point some things:
  • Any solution should take in to account that the nature of the Greek Islands should be protected by any way. Protection of the physical environment should be a must and not a second priority.
  • The promotion of the Greek Islands should follow the trend for holidays with ecological concerns and sensitivity.
  • Greek Islands, and especially the Cyclades Islands are of a unique nature. Any property and construction policy should be restricted such that is for the benefit of all (tourists, developers, locals, goverment) and most importantly to ensure the safety of the nature.
  • I am suggesting some places to be declared from national organizations (like United Nations, European Union) as protected and to be supervised by local and international authorities.
This is just few points that could be a starting point for any possible solution. The problem is serious and we will post any other related posts from local or international mass media. The same applies also for other Greek Islands like Rhodes and Crete.

Santorini: A wonderful island

One of my best destinations in Cyclades Islands is Santorini!

Only the thought that the island is a volcano and its shape is the result of volcanic eruptions is breathtaking.

From the time you reach the island with the ship and you face the steep cliff of various colors, with little white houses and churches with blue domes at the feet of the cliff and at the very edge of its top you understand the uniqueness of the island.

A stroll at the pedestrian alleys will convince you that you had made the right choice when you decide to visit it.

You should not forget to visit the famous villages Oia, with the fantastic sunset and Fira, with the Archaeological Museum.

The beaches, like Kamari, Perissa, Red Beach and Monilithos are very attractive, because of their black sand and deep blue waters.Also a daily trip to the Volcano is strongly recommended!

The island has good connection with Piraeus port with daily ships and with International Airport of Athens El. Venizelos with daily flights. Yeah, its sound easy and is easy indeed!

Santorini recently started being not also a famous summer destination, but also a great place for living all the year! If you are interested to buy a house in Santorini I am sure that you will find the following links useful:

Milos Restaurants

Well, visiting a Greek Island, definitely you seek to visit its unique beauties, but you also seek to find restaurants for enjoying your summer nights.

In Milos I had the chance to visit some nice restaurants- I will call them tavernas from now on and I would like to share with you my impressions. I start with my favourite one, the "Petrino" at Zefiria.

Zefiria is a village in the mainland of Milos, at the way for the beach of Agia Kiriaki. Is easily approached from the port Adamantas too. Zefiria is not Milos tourist-attraction, but is a very nice and quiet place. Also the restaurant, does not have a great view to the sea as you might looking for, but for me, the fact that I was eating in a quite, small and nice village, was a great feeling. You could visit the attractions over the day or to visit them later :)

Manolis, the owner of the restaurant; a very friendly person together with young Ilias make a wonderful team. The restaurant offers a variety of Greek foods like: Keftedakia (meatballs), Summer varieties like Gemista, Mousakas and many more. In other words, for whatever you will choose to eat there, the food quality is very high and mostly: HOME MADED! This is what does that corner unique. You are for holidays and after all you end up eating just like home! I really enjoyed that feeling! By visiting that taverna you feel more part of the island, and really hosted from its people, instead of just visiting an unknown place where everybody see you as a tourist.

By the way, I really enjoyed tasting simple things at that restaurant like: Pittakia (small cheese pies, a Milos delicatessen), Fried potatoes (yup, just plain potatoes!), Baked Feta (feta; a greek variety of cheese) and Keftedakia (meatballs). Yeah I know, that you might think that I did not eat something very different, but guys, tasting this food at your holidays, when you are sick of eating outside, eating home maded food, makes you very satisfied.

Of course I will come back with more restaurant reviews, but this post is mostly dedicated to that restaurant, that made my summer nights so Greek and so friendly.

Life in Syros

Life in Syros!

Although the summer is over there is always a good reason to visit Syros!
Syros is the capital of Cyclades islands. Being close to Piraeus’ port (80n.m.) and its frequent connection with it, make it popular to lovers of travelling.

The capital of Syros is Hermoupolis, “The sovereign of Cyclades”! It is built in an amphitheatrically way. The baronial neoclassic buildings, the well-saved mansions of past century, the imposing churches and the traditional settlements, are the first pictures to fill your sight. In Hermoupolis also reside the Region of Southern Aegean and the Prefecture Cyclades.

You should not omit to visit some of the better-known buildings such as the Town Hall, the Spiritualistic center, the Theatre of Apollo and the Archeological Museum.

You can also visit the neighborhood Vaporia, where you will be charmed by the architecture of the homes that have as their company the saltines of the sea and High Syros, where a stroll in its small alleys is certainly a unique experience!

When you leave from the capital Hermoupolis you will notice that there are plenty of places that you can visit and in every corner of the island there is something new.

From the areas of Azolimnos, Vari, Poseidonia and Dellagratsia with its luxurious houses and its aristocratic appearance, to the fish-town of Finikas and the region of Galissa with complete tourist resorts and a magical view it is becoming clear the specialness of the island.

The beaches offer unique relaxation and amusement moments whether you prefer them quite or crowded.

Summer in Milos

Yes! After some time we are back again.

The summer unfortunately is over and as everybody, we spent our
vacations in a Greek Island. This time the choice was Milos. A
wonderful island, with unbelievable sea sides and beaches. What
you could say for Sarakiniko, Firopotamos and Mandrakia. Just
google the names and you will find a couple of images.

Plaka, the main town of the island, was one of my favourite
destinations.

Somehow when you live outside of Adamantas (Milo's port) you
believe that Milos is an empty island, without inhabitants. You
travel, without actually meeting any village. Only Zefiria, is a
small village in the mainland with some traffic. You keep this
impression till you go to Plaka. Then you see that Milos, indeed
is an island, with its own life and culture. The nights, are
peaceful, and you could find very nice restaurants for your
dinner. I recommend Plaka also for breakfast, since you could
enjoy the view of Kimolos which is just opposite.

Of course, due to my work, I had the chance to view some houses in Milos. The

For those, that you already know Milos well, you will note that
all of the properties are located in very nice areas. Especially
the houses at Plaka, I really think are unique offers.
Plaka, offers you the beauty of the main town of a Cycladic Island
and at the same time, a unique view. I think is one of the few
Cycladic towns, besides the Ano Xora of Siros, that you could see so near
the view of another island.

So why do not you think to buy a house in Milos then?


By the way, Milos in average has very good restaurants with quite
good quality of food. I will recommend some of them over the time.
Another thing that I found interesting was the massive presence of
Italians through all Milos. I found them almost everywhere. It was
very nice over the night to hear Italian kids asking for an ice
cream, saying: Mama Gelato.

Real Estate News

I read with great interest the latest news regarding the real estates in Greece from the portal of the newspaper Kathimerini. In particular at this article real estates article we can read many useful information. I translate the key points of the post.
  • First of all Kathimerini confirms that Germany and England the main interested markets for buying houses in Greece are not anymore the most interested investors or buyers. The main reason for England is the latest exchanges rates between euro and pounds. It seems that the English buyers are waiting for better prices and offers. While the German interest has been decreased mainly because of the general uncertainty of the global economy.
  • Kathimerini also notes the increased interest of Russians looking forward to buy a house not only in the North Greece, but also in favourites destinations like Mykonos and Santorini.
  • The paper also states that many international real estate agents are waiting for the parliament voting of the new urban planning. The new urban planning seems to satisfy the general needs of the local and international developers illustrating which areas and which are not can be developed.
This interesting post concludes with something known to us, that many foreign investors are not interested only about the quality of the construction; which is very important, but also to other services that the local developers can offer, like security service while the owners will be away and tax services regarding their properties.

You do not have to be Greek?

Or you do not have to be rich to find your house in Greece?

But besides this slogan please consider the following fees when you are ready to proceed to buy a property in Greece.
Here we are:

* Lawyers fee: You need a lawyer throughout all the procedure for buying a house in Greece. The lawyer should help you to confirm that indeed the house/land is for sale and that all the legal actions have been taken so far for that, while he/she should advice you for a number of issues like: taxes, registration of the property to the public records and to prepare the needed contracts. At the most of times, the contracts should be bilingual. One for an official use and one for your use.
* Notary fee: Notary by no way is related with the Lawyer. This is something different and you will need definitely to pay for this service as well. The rate of this fee is not fixed as well.
* Land registry fee: Another public based tax, for registering the land as your property to the local authorities. The fee is not fixed and depends on the value of the property and land.
* Agent fees: I am sure that you knew that already! The agent fee is not fixed and depends on the agency that you are collaborating with.

Of course there are some other fees that you will need to consider but definitely the ones discussed above are the major ones.

Cyclades and Ionian Islands

I am sure that many of you, you might wonder:

Shall we choose Ionian Islands or Cyclades for our summer holidays?

Well, this is a difficult question and choice after all. These two groups of islands share one thing: the sea; but actually are quite different.

The advantages of Cyclades are:

1. Are near to Athens. You can approach the most of them by boat from Peireas in about 2-4 hours depending which is your destination.

2. Syros , Mykonos (Mikonos), Santorini , Tinos , Paros are very popular destinations, therefore quite well organized to host foreigners.

3. Cyclades are still keeping their traditional style and indeed they have a unique nature.

If you plan to visit the islands with your family, you might think to visit Andros, which is quite peaceful and a perfect place for families. The other islands, are very touristic, therefore for people willing to have more fun and less relaxing.

Now, about Ionian Islands. The advantages are:

1. Are very very beautiful, with a complete different nature than Cyclades. Ionian Islands are quite green, with many trees, something that you will not meet in Cyclades.

2. In Ionian Islands you will find some spectacular beaches like the Porto Katsiki in Lefkada and Papanikolis in Meganisi.

3. Ionian Islands, definitely are not so busy as Cyclades, but Corfu , Zakynthos and Lefkada start accepting an increasing number of tourists. Last time for instance, I thought that Lefkada (Lefkas) has been invaded from Italians :)

4. Note that in Ionian Islands are very safe, despite the frequent earthquakes that happen there. The constructions are very well developed under very strict rules.

I know that the choice is difficult, but if you want my honest opinion, visit both of them. Start with Cyclades and then go to Ionian Islands. You will be amazed how different Greece is from corner to corner.

Your own Greece

Dear All,

No posts for some time now! I decided though this post to be not about Cyclades itself but about Greece in general.

Therefore I thought, that since summer is coming and you might search to find your ideal Greek destination, is the right time me to write some things about Greece, Greeks and their land :)

I will start with Athens, the capital. Is it something special about Athens?

Well that depends on your taste, but I will definitely say that the Olympic games was a very good occasion for Athens to obtain a modern and very convenient Metro (Underground) and to improve clearly many touristic and public services.

Now is possible if you visit Athens to use the underground and to move easily to your favorite destinations: Acropolis (Parthenon), Parliament, Olympic Stadium, Monastiraki and many more! Do not forget, that by the underground is very easy to approach the Airport or Peireas Port. No worries for taxis!

I would go one step further saying that in case that you have any local guide please ask him to use also the suburban train; its network is very well operated and you will have the very good chance to see also the non touristic Athens. You might stop for a coffee in Kiffisia or Marousi were you will defintely find shops and cafeterias to have a drink.

I have the strong impression that over the years the underground and its connected network of trains would be the development axes of Athens. Right now, and this is the a real disadvantage of Athens, individuals or the government have not built around the metro lines. It is difficult to find something that you will really like as a tourist when you walk out or the non touristic stations. At the moment things look very local and some times unprofessional. But is worth trying to use the underground and try to explore your own Athens!

There are many places to explore and to find something new. But please stay near at the stations and especially the ones that they are famous. Why? Because you will find somewhere to sit and to enjoy your summer time.

Therefore the message for today is, use the underground and discover your own Greece. If you need more information where you could go, I will post later this week or just drop me a message.

Next time though, we will make fun with some typical Greek attidutes that would be better to know :)

Syros-Cyclades Islands

After some time and thinking about possible posts I decided to write about Syros. On papers Syros-Siros is the capital of Cyclades. For me though, Syros is something more than a capital, or a touristic destination or an ideal place for buying properties .

I always recall Syro's port and I recall my first impressions while I was approaching the island by the sea. I remember my try to see the port from all its possible angles. I saw the port from the Ano Hora. I saw the port on my way to Poseidonia. I saw the port arriving and leaving Syros and its time I was viewing and I was discovering something new.

Syros castle, located at the North part of the main town, was the castle protecting Syro's people from the frequent attacks of the Aegean Sea pirates. Let me remind you that Jules Verne's novel: The pirates of the Aegean Sea was inspired from that story. The same castle was used over the Ottoman empire to host Greeks from the other Greek islands when they were trying to escape from the Ottoman navy.

Syros for me though has an important personal value. Whenever I am visiting Syros, I am very emotional. Fortunately the beauty of the Aegean Sea nature is helping me to place my memories and feelings in order and to find after all my balance. Syros, an island that when you will visit, you will never forget it. I am strongly advising you to stay over the summer either at the main town (Hora) or at Poseidonia.

I will write more things about Syros and its fascinating history over time. For now, I felt that I should remind you for your summer plans, a unique island: Siros .

Properties in Andros

In this post we will write about Andros!

To start with, I should be honest and to admit my enthusiasm about Andros. I visited Andros last summer and for some time now, I am still thinking the main town of Andros, the beaches and the culture of this islands of Cyclades complex.

Of course, is difficult to explain in words or to describe in photos, the sound of Aegean Sea and the unique nature of this island. Especially unique is the capital Hora; note that the capital is not the port, and especially beautiful and peaceful is its main street. At the both sides of that street you could find small shops to make your basic shopping or you could buy local sweets like: Amigdalota and Courabiedes. Also, you could find quality restaurants or cafeterias. Over the night, there are few, but quite friendly night clubs for your drink.

Andros is only two hours from Rafina's port. When you arrive, you arrive at Gaurion and then if you want to move to the capital-you need to use either a taxi or public transportation. Public transportation is well operating and the journey from Gaurion to the capital, should be around 40 minutes.

Some beaches that I definitely recommend are: Gria, Apothikes. Stenies though is a village near to the capital that you should not miss. The view of the Aegean Sea from Stenies is wonderful.

I will write again more things about the Local History of Andros and upload a couple of photos. For now I am just suggesting you, to start thinking visiting Andros, because is completely different from the other popular islands of Cyclades like: Santorini or Paros.

First Post-Properties in Cyclades

Hi! In this blog quite frequently I will post articles regarding properties in Cyclades. As you know, Cyclades Islands is a favorite destination for summer holidays. But recently has been observed that many people think seriously to buy a house in Greek Islands; I hope for extending their holidays after summer :)
