You do not have to be Greek?

Or you do not have to be rich to find your house in Greece?

But besides this slogan please consider the following fees when you are ready to proceed to buy a property in Greece.
Here we are:

* Lawyers fee: You need a lawyer throughout all the procedure for buying a house in Greece. The lawyer should help you to confirm that indeed the house/land is for sale and that all the legal actions have been taken so far for that, while he/she should advice you for a number of issues like: taxes, registration of the property to the public records and to prepare the needed contracts. At the most of times, the contracts should be bilingual. One for an official use and one for your use.
* Notary fee: Notary by no way is related with the Lawyer. This is something different and you will need definitely to pay for this service as well. The rate of this fee is not fixed as well.
* Land registry fee: Another public based tax, for registering the land as your property to the local authorities. The fee is not fixed and depends on the value of the property and land.
* Agent fees: I am sure that you knew that already! The agent fee is not fixed and depends on the agency that you are collaborating with.

Of course there are some other fees that you will need to consider but definitely the ones discussed above are the major ones.

Cyclades and Ionian Islands

I am sure that many of you, you might wonder:

Shall we choose Ionian Islands or Cyclades for our summer holidays?

Well, this is a difficult question and choice after all. These two groups of islands share one thing: the sea; but actually are quite different.

The advantages of Cyclades are:

1. Are near to Athens. You can approach the most of them by boat from Peireas in about 2-4 hours depending which is your destination.

2. Syros , Mykonos (Mikonos), Santorini , Tinos , Paros are very popular destinations, therefore quite well organized to host foreigners.

3. Cyclades are still keeping their traditional style and indeed they have a unique nature.

If you plan to visit the islands with your family, you might think to visit Andros, which is quite peaceful and a perfect place for families. The other islands, are very touristic, therefore for people willing to have more fun and less relaxing.

Now, about Ionian Islands. The advantages are:

1. Are very very beautiful, with a complete different nature than Cyclades. Ionian Islands are quite green, with many trees, something that you will not meet in Cyclades.

2. In Ionian Islands you will find some spectacular beaches like the Porto Katsiki in Lefkada and Papanikolis in Meganisi.

3. Ionian Islands, definitely are not so busy as Cyclades, but Corfu , Zakynthos and Lefkada start accepting an increasing number of tourists. Last time for instance, I thought that Lefkada (Lefkas) has been invaded from Italians :)

4. Note that in Ionian Islands are very safe, despite the frequent earthquakes that happen there. The constructions are very well developed under very strict rules.

I know that the choice is difficult, but if you want my honest opinion, visit both of them. Start with Cyclades and then go to Ionian Islands. You will be amazed how different Greece is from corner to corner.
